The basics
A VA loan is a mortgage backed by the Department of Veterans Affairs. Most eligible buyers get 100% financing, no monthly mortgage insurance, and competitive rates — funded through a private lender, guaranteed by the VA.
The benefits
No down payment on full entitlement, no PMI, capped closing costs, assumable loans, and the ability to negotiate seller-paid concessions. The funding fee is waived entirely for many disabled veterans.
The myths
"Sellers won't accept VA" — they do, every week, when the offer is written well. "VA is slow" — VA loans close on comparable timelines to conventional. "You only get one" — entitlement can be restored and, in some cases, used on two homes at once.
