The CSRA
Five communities, five very different lives
The Central Savannah River Area wraps around Fort Gordon / Fort Eisenhower on both sides of the Georgia–South Carolina line. Where you land changes your commute, your schools, and your budget more than any single feature of a house.
Orientation
How to think about the map
Grovetown hugs the gates. Evans buys you schools for twenty extra minutes. Augusta gives range and rental yield. Martinez splits the difference. North Augusta puts a river and a state line between you and work — on purpose.

Closest to base, newest homes
Grovetown, GA
The default landing spot for soldiers who want a short commute and a new build. Grovetown is where most of the active subdivisions are, which means builder incentives, rate buydowns, and floor plans you can still pick finishes on.
- Commute
- 5–15 min to Gate 1
- Price range
- $250K – $450K
- Schools
- Columbia County Schools

Top schools, family-first
Evans, GA
If schools are the deciding factor, this is the conversation. Evans trades a slightly longer commute for the strongest school zones in the CSRA, mature neighborhoods, Evans Towne Center, and easy shopping.
- Commute
- 20–30 min to base
- Price range
- $350K – $700K+
- Schools
- Highest-rated in Columbia County

Historic character, investor-friendly
Augusta, GA
Augusta is the widest range in the market — historic Summerville homes, downtown lofts, and the strongest rental-yield pockets in the CSRA. This is where our investment side gets the most use.
- Commute
- 15–25 min to base
- Price range
- $150K – $500K
- Schools
- Richmond County Schools

Established, shaded, convenient
Martinez, GA
Bigger lots, mature trees, and homes that were built before everything looked the same. Martinez sits between Augusta and Evans, so you get convenience without the new-build price per square foot.

- 20–25 min to base
- Price range
- $275K – $550K
- Schools
- Columbia County Schools

River town, South Carolina tax base
North Augusta, SC
Across the Savannah River and into South Carolina. Lower property taxes for owner-occupants, the Greeneway trail system, and a genuinely charming downtown make it worth the extra ten minutes.
- Commute
- 25–35 min to base
- Price range
- $250K – $600K
- Schools
- Aiken County Schools
